| Property Maintenance and Covenant Compliance Now that we are into the New Year, it is time to start thinking about our various spring projects. Before we know it, spring will be here and we will need to evaluate what storm damage, if any, was done to our homes over the past winter. As a reminder, we want to remind you that it is our individual responsibilities to keep our home in good repair. This is not only in compliance with the covenants of the River Crest HOA, but more importantly, it is important to keep our individual and community property values as high as possible. Our homes are, for most people, the single most important investment that we have. If you have been watching the home values in River Crest you will know that the community home values have increased at a substantial rate since the first people moved into the community. The LARC (Landscape and Architectural Review Committee) has, among their other duties, the responsibility to monitor the neighborhood for covenant violations and see that the homeowners are notified of violations. These violations will come in the form of a letter from Clagett Management. There will no more than two violation letters sent via certified mail. If the violation is not corrected within five days of receipt of the second and final notice the homeowner will be subject to a fine of $25.00 per day until the violation is corrected. Please refer to the River Crest web site for further information on the schedule of fines and complete copies of all the HOA documents. The web site address is www.rivercresthoa.com. Unpaid fines, as well as unpaid HOA fees, will result in a lien against the property. It is our sincere hope that none of these steps will be necessary. Community Reminder Trash cans must be kept out of view from the street other than on trash collection day. New Directory Coming Soon Be on the lookout for the new River Crest Directory. The data has been collected and is in the final stages of preparation. How About Our Web Site? Our web site should be your first place to visit for community information. Not only is there community information, but you will also find links to other city and county sites of interest. Tree Lined Streets The River Crest Community has an opportunity to add additional trees to our community, if we as a community wish to do it. These trees would be planted between the sidewalks and the street. The city arborist will come in with mature trees bought from a Frederick nursery and do all of the planting. The cost of the trees would be paid for with HOA funds. Because we have only recently had to maintain the common areas, funds originally designated for that purpose are available for the tree project. The trees would be the property and responsibility of the state for one year, and the state would handle their maintenance. The type of tree is undetermined at this point and can be selected from a list that will be provided by the arborist. Having tree lined streets definitely adds uniformity and beauty to the neighborhoods that currently have them and would only increase the value of our properties. River Crest Signs The Board of Directors is looking into the possibility to having an identifying sign installed at the two entrances of River Crest.
