| Annual Meeting Set for June 2, 2005 The annual meeting of the River Crest Homeowner’s Association will be held on Thursday, June 2, 2005. Please mark your calendars today for this important meeting and plan to attend.. The meeting will be held at 45 East All Saints Street at 7:00pm. If you are interested in running for a Board of Director position, please fill out the appropriate application that is available on the web site. Also if you are interested in serving on the LARC, please speak to a member of the Board of Directors or a member of the LARC (Landscape and Architectural Review Committee). If you would like to place an item on the agenda for that meeting, please call Bill O’Neal at 301.620.4294 or email the HOA at rchoa@rivercresthoa.com by May 15, 2005. Spring Yard Sale May 21st It is time to get your unused items around the house ready for the River Crest community-wide Spring Yard Sale. All you have to do to participate is set up your items in your front yard. An ad will be placed in the local newspaper to advertise the event. The hours for the yard sale are 8 am until 1 pm on Saturday, May 21, 2005. Restrictive Covenants When each of us purchased our home we received a document entitled Declaration of Covenants, Conditions & Restrictions. This document contains all the information about the restrictions and usage of the homes in the River Crest Community. Maryland State law required that you sign a document indicating that you received this document and agreed to abide by its provisions. If you can not locate your copy of this document, additional copies can be purchased via Clagett Management, Inc. or you can print your own copy from our web site www.rivercresthoa.com. It has been the responsibility of the LARC to see that all of us in the community abide by this document. If any one in the community notices a violation, please contact the HOA via our email address rchoa@rivercresthoa.com. Each of us must remember that the purpose of having these restrictions is to insure that our investment in our homes will remain strong. A number of houses in our community have been sold over the past few years and the property value of these homes has remained strong. This is partly due to the overall standards in the community. Let’s all do our part by complying with the covenants that were agreed to at settlement. Failure to do so will result in you being notified via “certificate of mailing” letter indicating the violation. If no action is taken within 15 days, then a second and final notice will be delivered to you via a process server. Failure to comply within 5 days of this second notice will result in a fine of $25.00 per day. It should also be noted that the expenses of these violation notices will be billed to the homeowner. None of us on the Board of Directors or the HOA wants to see violations reach this point.
New City Trash Collection System It seems that ever since the city of Frederick has instituted their new trash collection system there has been an increasing problem with the trash cans not being put out of site from the street in the community after collection. As a reminder this is a violation of a city ordinance as well as a violation of the covenants of the River Crest Community in section 7.8.5.5 “trash, garbage and recycling containers shall not be permitted to remain in public view, except on the days of collection.” The new trash collection system does not relax this requirement. On a Personal Note My name is Noah Jefferson and I live at 404 Geronimo
Court and I have a dog. I walk my dog down Geronimo Drive to Delaware and
to the Park twice a day. I do not allow my dog to urinate on anyone’s
lawn, mailbox, flower bed or tree or defecate on anyone’s lawn or
driveway as I walk my dog in the street. As a matter of fact I do not allow
my dog to do any of the aforementioned on my lawn. Your dog's urine
kills the grass in spots and leaves a scent for other dogs. Some
folks do clean up their dogs’ droppings but others either under the cover
of darkness or when someone is not at home or not watching leave
without cleaning up the mess. Why not walk your dog in the park, although
you should clean-up your dogs’ mess there also. back to top |
