| Annual Meeting June 2, 2005 45 East All Saints Street at 7:00pm Attend the annual meeting of the River Crest Homeowner’s Association on Thursday, June 2, 2005. If you would like to place an item on the agenda for that meeting, please call Bill O’Neal at 301.620.4294 or email the HOA at rchoa@rivercresthoa.com by May 15th. Are You Doing Your Part? I think most of you will agree that the River Crest Community is a great place to live. Since the beginning of River Crest about five years ago, it has always been a friendly community, always welcoming new neighbors. Your homeowner’s association has strived to encourage community-wide activities in the past and will continue to do so. At this point, hopefully you are asking yourself, “What can I do to help the community where I live?” The answer is clear. Come to the Annual Meeting and then consider participating in the HOA by volunteering to work on one of the committees. Perhaps you could consider running for one of the two open Board of Directors (BOD) positions. The BOD meets just once per month, usually eleven months per year. BOD members serve for a three year term beginning the July following the annual meeting. Applications are available on our web site www.rivercresthoa.com. Consider what you can do to help. River Crest Beautification Day Sunday, May 22 As you are probably aware, the grass cutting and maintenance has begun in the common area. During this time of year the grass is being cut on a weekly basis. Since the grass is being maintained by the contractor, we request the residents on Geronimo Dr. to stop cutting grass in the common area behind your property. Soon all the dead trees in this area will be replaced by the HOA. On May 22nd members of the River Crest Community are invited to join their neighbors to further beautify that area by putting mulch around the trees. Mulch will be delivered prior to that date and we are seeking volunteers to help spread mulch around each of the trees. As you know, there are many trees in that area and mulching around the base of the tree will do a lot to enhance the beauty of that area. We are hoping that this will be a real community event. Refreshments will be available for those who come to work. Bring your own garden tools. The event will begin a 12 noon and continue until the mulch is gone. Come anytime you can and stay as long as you can. No Dumping! Please remember
that the common area is not a dumping area for unwanted debris. This spring
the HOA paid the grass cutting contractor to clean out the debris in that
area. Please do not throw unwanted debris in that area. Remember this was
intended to be an architectural buffer so let’s continue to keep it that
way. New City Trash Collection System
There seems to be some confusion about the appropriate storage location for the new automated trash containers. When each resident in River Crest received notice of the new trash collection system there was a section in the brochure under the Frequently Asked Questions. The question was asked, “Where can I store my Cart? [The answer was] in the garage, along side of the house or in the back yard. Consult homeowner’s association for applicable rules.” Since River Crest does have a homeowner’s association, the rules in our community are more restrictive. In section 7.8.5.5 “trash, garbage and recycling containers shall not be permitted to remain in public view, except on days of collection…” Since there are a number of corner lots in this community and some homes without garages, the Board of Directors has further define the term “remain in public view.” Trash container and recycle bins must be placed in the rear of the house in the shaded areas (shown in this diagram) so that the containers would be out of view from the street in the front of your house. Any other locations must be such that there is some other sight barrier between the street and the trash cans. For those who have garages you still have the option to store your trash containers there. Hopefully this will be a solution that will work for all of our neighbors; however, those not complying with the covenant will be cited for a violation. Community Yard Sale Reminder May 21st, 8 am - 1 pm The River Crest community-wide Spring Yard Sale is coming up soon. Why not start gathering together your unwanted items and plan on setting up your front yard or garage to sell these unwanted items. This annual event seems to draw many yard sale buyers to our community. An ad will be placed in the local newspaper to advertise the event. The hours for the yard sale are 8 am until 1 pm on Saturday, May 21, 2005 |
