Note: All residents are welcome to attend the monthly meetings scheduled for the First Tuesday of each month. If you decide to attend, please notify one of the members. We meet at a Board Member’s Home and space is limited. You may email the Board at the above address. From The PRESIDENT Well FALL is officially here. I trust everyone enjoyed their summer vacations and all the Moms and Dads are glad the kids are back in school. Please remember that schools are back in session, watch out for the kids on your daily travels and in our community. The Board has been busy at work on developing our operating budget for 2007. We have been dealing with numerous issues in regards to the budget, such as Insurance and Lawn Care. It appears as though there will be no change in our HOA dues for this year – Good News! We are all aware of the “Overgrown Jungle” behind Delaware. The City will not maintain it and they say we cannot, so we are in a deadlock. However, we feel as though we can resolve it soon. So please have patience as we deal with this issue. Please enjoy the season, the leaves, and the cooler weather! Brian Forrest
Lean your storage area and join in the fall yard sale. The yard sale will be advertised in the Frederick News-Post on Fri. and Sat. Oct. 13th and 14th. We will post signs in the area around Delaware, Aztec and Geronimo. We will also post a sign at East and Delaware and one at East and Market. This is the time to recycle your unused items for someone else to enjoy. If you have any questions, you may call one of the board members or e-mail rchoa@rivercresthoa.com . About the Common Area The Common Area of River Crest, located within the borders of Geronimo Drive and Delaware Road, is the private property of the River Crest Community. This entire area is owned and maintained by our HOA. It is important that, we as residents, respect the use of this area, so that it can be enjoyed by everyone in this community at their leisure. However, some specifics need to be addressed for those who occasionally use this area, if we expect to keep it maintained in good condition. We are asking that the following be adhered to on such occasions: ü Walking dogs in this area requires a leash, and dogs cannot be allowed to run freely. In accordance with Frederick City ordinances, all dog waste must be picked up during use of the Common Area. ü All trees in this area are maintained by the HOA only, and cannot be cut, pruned or removed by residents. The HOA will be removing several dead trees, and the remaining trees will be sprayed annually for pest control. ü Residents are NOT to dispose of their grass clippings around the base of these trees. Grass clippings are not mulch material, and actually prevent the absorption of water. PLEASE stop this practice if you are currently doing so. ü No other material may be disposed of on this property. This area in not a dumping ground for any kind of waste material. The costs for mowing and maintaining this area have been excessive in the past, and the HOA is negotiating for our landscaping contract for 2007. If anyone has a suggested landscaper, that may be more reasonable in cost, please contact any of our Board members via the River Crest website. www.rivercresthoa.com . Remember, the Common Area only extends 75 feet from the back of each home along the Common area. Please do not dump grass clippings or any other debris beyond the last row of trees as well, since this is the private property of the farm.
